Bespoke Family Homes represents Director Tim Scholl’s 20 years’ industry experience in both the ​ ​commercial and residential sectors across Australia.

Tim established the business in 2020. Having grown up in Geelong, Victoria, Tim moved to the South Coast in 2016 after building in remote areas of the Northern Territory. Tim was not only captivated by the beauty and diversity of the landscape, and the lifestyle that the South Coast of NSW offered, but also what he considers to be some of Australia's most notable residential architecture. Shoalhaven was the natural choice in establishing his family and career.

As managing Director and licenced builder, Tim is across every aspect of your project. His knowledge of construction, a solutions focused approach and exacting standards underpin each project. Clear communication, planning and budgeting ensures that construction milestones are met, and that your build is seamless.

Tim has surrounded himself with a talented team who share his ethos of quality, integrity, reliability and trust. Skilled in building bespoke, highly detailed residential homes, the teams approach to residential building is holistic, earning the team a reputation for excellence in both craftsmanship and service.

The Process

With a tried-and-tested process that puts the client at the centre of the building process, as well as a commitment to maintaining the highest standards across our entire operational process, we are able to deliver outstanding homes across Shoalhaven.

Step One

Discovery

We take the time to learn all about your project and plans, your needs and wants and your journey to date. Depending on where you are in your building journey, we can connect you with industry professionals to help you on your way. You’ll also have the opportunity to learn about our services, approach and the next steps. 

Step Two

Initial Consultation

Your initial consultation is a free, no-obligation opportunity to meet with Tim, who will be managing your new home, addition or renovation. This meeting is an opportunity to discuss your needs, wants, ideas, plans and reports (if you already have them), in greater detail. We like to take this opportunity to meet onsite for your consultation to see what we are working with.

Step Three

Proposal

We will take your plans and specifications and build you an estimate based on the information available. We will present your initial proposal to you for consideration, and where possible, we make the effort to provide a breakdown of cost-saving options to give you the best value for money.

Upon review of your proposal, we will work with you to make any adjustments and scale your project to suit your budget.  

Step Four

Detailed Quotation and Contract

Working from the outcomes from our proposal presentation meeting, we can now finalise the ‘scope of works’. We will finalise your quote which includes itemised inclusions and exclusions for clarity.

When you are ready to move forward, we will prepare your building contract, all required insurances and arrange a deposit.

Step Five

Project Schedule

Your construction start date is set. We will provide access to your online project portal. From here, you can follow the detailed schedule, view important dates and milestones, receive regular updates and communications.

Step Six

Construction

It’s time to start! Our detailed project management and quality control systems ensure a smooth process. We encourage fortnightly site meetings throughout the project, however, you can also sit back and watch it all from the portal. Either way, you will be more than comfortable with consistent communication and site updates.

Step Seven

Final Completion and Handover

We invite you to the site 10 days prior to handover where we complete a detailed walk through. This ensures any remaining items and minor adjustments can be recorded and addressed prior to the handover of your home.

On handover day, we will issue you with keys, manuals and warranties and walk through the project with you, answering any questions you may have.

Aftercare

Spot Anything That Needs Attention?

You will be provided with a 90-day aftercare maintenance period following handover. We will attend to any requests or minor adjustments as you settle into your new home.
